More and more businesses in Brisbane are reporting problems in the expansion of their operations.

The high cost of real estate is paramount, and business operators have also identified problems with the retention of staff, resulting in high staff turnover. Successful business relocation depends on extensive preparation and groundwork. Any business owner considering relocation is well advised to thoroughly assess requirements before making a decision. The most important step is the development of a site specification brief which covers essential and desirable requirements, such as proximity to raw materials, market access, transport systems and availability of required labor skills. In addition, it is important to:

  • Compare various locations for ambience and general amenity;
  • Compare site costs, building or factory lease costs, and costs for energy and freight;
  • Ensure there are adequate suitable employees living within traveling distance from the preferred location or site;
  • Ensure sites have safe vehicular access and that there is sufficient space for on-site parking;
  • Ensure all services required – electricity, water, gas, telecommunications, waste disposal – are available for connection and are adequate for immediate and future demands; and
  • Find out about local council charges, contributions towards infrastructure maintenance and other requirements.
